Planning Commission Approves Small Lot Ordinance

Lot sizes in the Mat-Su Borough for single-family residential areas currently discourage density. A new ordinance proposed by District 4 Assemblymember Maxwell Sumner would allow lots to be reduced to 30,000 square feet in Single-Family Residential Land Use Districts.

At this week’s Planning Commission meeting, Planning and Land Use Director Alex Strawn says this could benefit land owners in that they could share well and septic areas. This would allow more clustered growth, which could mean more homes in that same parcel of land.

Enforcement for septic placement and shared spaces for wells and separate septic was the center of much of the discussion. Strawn says the septic and well is required to be included in the plat and that its location would be enforceable. Several Commissioners also discussed the increasing population and the need for more affordable homes, which could be alleviated with this ordinance.

The Planning Commission approved the resolution and it will be submitted to the Assembly for discussion and approval at a later date.
